The space
The property enjoys an excellent sunny exposure, resting within 1300 square meters of gardens, the villa surface area extends to approx. 250 square meters, comfortably accommodating up to 6 people.
The interiors rest on two levels, downstairs hosts a spacious open plan lounge, bright dining area and country-style kitchen hosting all mod-cons. While the sleeping area on the first floor is connected by a wooden staircase which boosts a dominent feature within the ground floor.
The large living area hosts a super comfortable TV and reading corner with the important presence of a majolica stove that provides the right atmosphere to the warm and homely environment. The dining area comprises a charming fireplace and is positioned next to the kitchen designed embrace a familiar warmth of a true country style home.
The entire space is characterized by double heights uniting the rooms giving the home a unique character.
The antique terracotta floor, the wooden ceilings with exposed beams, the completely custom-made furnishings combined with the antique furniture and the refined lighting, make the interiors very welcoming.
Completing the ground floor is an additional bathroom with double sinks and shower, a well laid out laundry room and a small storage room / cellar equipped with a second two-door refrigerator.
Exposed beams and wooden floors bring an extra ambiance to the first floor which consists of a double bedroom with large walk-in closet, a fresh bathroom with Jacuzzi and a lovely terrace; the second bedroom with two single beds and the third bedroom hosts a comfortable queen-size bed along with a walk-in closet and access to the internal staircase that connects directly to the ground floor
Neatly hidden in a private corner is an independent study, ideal for those who require a workspace and privacy. All the internal furnishings have been made to measure in a unique manner so as to make good use of every space.
The house is equipped with a good wifi connection. For all year-round comfort there's the added benefit of thermal underfloor heating system which is uniquely divided into area zones, the comfort and warmth is increased by the wood stove and easy and clean pellet fireplace.
Externally the property hosts well-kept gardens, a convenient double garage, entrance porch with super relaxing wicker sofas, a shaded and pleasant 'Al fresco' dining area with a teak table suitable for 10/12 people and a great holiday barbecue for cooking up delicious Italian BBQ feasts for all the family.
The swimming pool hosts classic dimensions and hosts a comfortable and well equipped sunbathing area, served by an outdoor shower.

From confirmed reservation CLV will make direct contact via email and then closer to arrival via whatsapp. We will assist with arrival information and be on site to welcome guests and provide a full villa tour.
Assistance is provided for airport transfers and baby facilities. Itinerary suggestions and planning is recommended to be created with CLV at least 1 month prior to arrival in high season periods.
The neighborhood
Located on the border between the towns of Brebbia and Ispra, a few minutes from the beaches of Lake Maggiore and the small popular Lake Monate. Nearby Lake Varese, cycle paths, nature trails, numerous golf courses and all the necessary services. The distance from the towns of Ispra and Brebbia is 2 km, the distance from Varese is about 20 km as well as Malpensa airport. The center of Milan is 60 km away.
Getting around
Malpensa international airport sits only 30 mins drive away, while the car/foot ferry direct to Piemonte shores (The ferry service departs approx. every 20 mins and takes approx. 20 mins to cross) and intercomìnnecting train stations for north and south routes (Milan and Lugano), sits only 20 minutes drive away. Additional international airports such as Bergamo, Torino and Venice are all within easy access. Roads are very comfortable and relaxing and offer global travellers ease and comfort to explore the entire territory of Lake Maggiore.
Other things to note
This is an ideal villa for families and small groups, it hosts a perfect location and provides a home from home feel set within privacy and welcoming comforts. It is advisable to have access to transport to ensure optimum flexibily to tour and absorb the wonders of the surrounding territory, however there is a supermarket and coffee shop within 10 minutes walk, there is also a local golf course and surperb golf club restaurant closeby.
